**A coating makes sense when:**
– The membrane is intact with no widespread saturation.
– Leaks are isolated and repairable before coating.
– The deck has positive slope and drains properly.
– You want to defer a capital expense while extending service life.
– Reflectivity is a goal — acrylic and elastomeric coatings substantially reduce rooftop temperature and cooling load.
**A coating is the wrong call when:**
– **Insulation is wet.** Coating over saturated insulation seals the moisture in, where it keeps degrading the deck. A moisture scan should come before any coating decision.
– **The roof ponds water.** Most coating warranties exclude ponding areas outright.
– **Seams are failing broadly** rather than in isolated spots.
– **The membrane is at the end of its service life.** A coating doesn’t reset the clock on a failed roof.
The tell that someone is selling you the wrong solution: a coating quote with no moisture survey. That step is what determines whether the roof is a candidate at all.
