**Most businesses stay fully open.** Commercial re-roofing is planned around your operations, not the other way around.
How disruption gets controlled:
– **Phased sections.** We tear off and dry in one section at a time, so no part of the building is ever left exposed overnight. This also caps your risk if weather moves in.
– **Off-hours scheduling** for the loudest phases — early mornings, evenings, or weekends depending on your business.
– **Interior protection** beneath the work zone for tenants sensitive to dust and vibration, particularly medical and lab spaces.
– **HVAC coordination.** Rooftop units may need brief shutdowns during curb work, scheduled with you in advance.
– **Access and staging planned around parking, deliveries, and customer entrances,** with debris chutes positioned away from anywhere the public walks.
What genuinely does require closure is rare and usually short — typically a few hours around structural deck work directly above an occupied space.
The part owners underestimate is **tenant communication.** Written notice with dates, expected noise windows, and a point of contact prevents most complaints before they start. We’ll provide a notice you can send.
Tell us your operating constraints before we schedule, not after. Almost everything can be worked around with enough notice.
